Next counts up to 20 projects in 3 countries in just 6 years since its foundation. However, the ambitious goal of the 39-year-old businessman Kakha Devadze, is not only to build in cities, but also to establish cities.
"We speak to our investors in 11 different languages." - says Kakha Devadze, whose company, with a team of 300 people, manages about 20 construction projects in 3 countries across the world.
Company has developed 12 hotel-style residential complexes in Batumi, Chakvi, and Gonio, Next Coral - a project in Dubai, and four residences in Nairobi, Kenya's capital. Their portfolio features internationally recognized brands like Radisson Blu Residences and Wyndham Residences.
Complex projects built in partnership with global companies—what could've been more significant in Georgia's development market? Yet, Kakha Devadze envisions something even broader: he aims for Next to not only build in cities but to create entire cities.
Kakha Devadze took the first steps towards this ambitious plan 6 years ago: "I became interested in development when I realized how important it is to invest in real estate," says the businessman, "and how secure a person feels when his investment has a high return."
The first half of the journey was devoted to learning and gaining experience from international brands, but soon he realized that in order to implement larger ideas, Next should become an international brand itself. The vision was clearly defined from the beginning – to create spaces that, along with quality, would be based on values: environmental responsibility, safety, reliability. At the top of the hierarchy of values is the emotional component: "harmony created by proximity to the sea and nature".
However, planning is one thing, and execution is another. Shortly after its founding, Next faced a major challenge—the global pandemic. This period saw global brands struggling with supply chain disruptions, labor shortages, and new health and safety challenges. Under Kakha Devadze's leadership, Next turned these obstacles into opportunities. During this time of uncertainty, Devadze set clear goals for Radisson Blu Residences and Wyndham Residences, while also launching two 5-star residences and a hotel-style complex in Gonio.
"I believe that the type of hotels and apartments we build will attract certain kinds of guests, which will, in turn, shape the future of the country." - says Devadze.

This was the case with Next Coral, where he and his team spent a year researching local companies, the business environment, and the experience of artificial island development:
"Starting the project in Dubai gave us the opportunity to conduct research and study local successful companies, to understand how they work, what they spend the most resources on, how they handle projects. Today, we are guided by the same standards."
NEXT CORAL is being built in Dubai, on the artificial island of Dubai Islands, directly on the beach and includes 80 premium apartments, 2 swimming pools, a modern fitness center and a restaurant. Dubai Islands is designed by the same master developer who developed Palm Jumeira and Palm Jabel Ali. 2 golf courses, the city's largest shopping center and a yacht club will be located near the residence. This NEXT project allows for a sense of calm and stability with its architecture, quality and location. The main offer of Kakha Devadze and his company to customers is precisely this: feeling of security, coziness, harmony and positive emotions.
Next Amani residential complex in Kenya will embody the same spirit. It features four distinct residences with a total of 193 apartments, along with amenities including a swimming pool, a fitness room, a restaurant, and a garden. Additionally, a walking path for giraffes will be part of the park in front of the complex.
However, Kakha Devadze’s ambitions go beyond Batumi, Dubai, and Nairobi. Alongside his large-scale projects in Georgia and internationally, the businessman envisions creating entirely new cities:

A prime example of successful urban development is the Spanish city of Valencia, which was awarded the title of the best place to live in Europe in 2023. This city will also be included in Next's portfolio.
Kakha Devadze says, "It was fascinating to see how Valencia's urban planning addresses the challenges of large cities."
The impression Valencia made on the businessman was so strong that he decided to create new urban centers in Georgia, inspired by Valencia’s urban planning.
To achieve this, Next plans to diversify its developments by building not only residential complexes but also various types of real estate. For instance, in Batumi, work has begun on a sports school and a rehabilitation center for athletes. Additionally, in Kvariati, the new Next Gardens project will feature a 5-star hotel and olive gardens, creating a unique offering for the region.
